Created: July 22nd, 2026The land is going to be separated along original titles with the 3 acres of Riverland being incorporated into Title CL89162.
Riverland only had guaranteed access via the River Tamar and by joining with CL89162 will have rights of access previously granted before it was separated from the larger enclosure. This will create a Title of some 23 acres: This property will still have the oversight of ELF whilst the remaining beneficiary is in residence.

A note on acreage.
Title map use very old data for field areas and often it is not very accurate. In the past measurements were taken on the ground, so if there is a 10° slope in one direction then the area by satellite would be a bit smaller. An acre of ground measurement with a 30° slope in one direction would, by satellite, be 0.87 acre.
Practically land will be measured on the ground and so a satellite image may show a smaller area. So 4 acres on the ground will be just under 3.6 acres by satellite.
Title CL89161
- Apply for LDC to confirm residential status for Cabin and ancillaries, including bender(s) and wagon
- Possible transfer of some to Gavin and
- Could move wagon to Gavin's plot
- It could be that this title stays 'whole' and the trust accommodates both Gavin and my concerns. So how would this work?
- Area put aside for Gavin as beneficiary which will follow the idea named HakaEl. I don't like the name, it sounds too Jewish.
- There will be an overall landscaping plan to be agreed and restrictions on use and and future transfer or beneficiaries
Titles CL89162 and Title CL######
- Transfer the two titles to the four and create new single title.
- Add Restrictions
- Area of △ to be kept for use of ELF 'resident'
- Area to be clarified clearly
- The current 'resident' shall have say over the use of that transferred. This will not be passed to future proprietors
